UK-based property tracker Rightmove on Monday said Britain's average price for houses increase 1.1 percent in April.
That was after rising 1.3 percent in March.
House prices rose an annual 2.2 percent, slightly down from the previous month's 2.3 percent gain.
"Increasingly stretched buyer affordability will continue to be a price moderator for sellers who are over-ambitious with their pricing, tempering the pace of price rises," said Rightmove director Miles Shipside.
